Mulch front pasture, selective rear harvest, reopen trails (see Property for EX-08-meta acres). Prior ~$20k timber payment is reference only; bidders price current markets. Can be net cash-positive.
Phase 1 — Livestock core
Fencing + livestock + enclosed metal storage
On reopened front pasture. Yurt 1 (20 ft diameter, behind existing barn) is a near-term foothold now; remaining lodging stays in Phase 5.
Phase 2 — Barndominium
Farm-owned building · major income engine
Majority long-term leased to IntegSec (HQ/SOC/amenities); some units for farm staff housing.
Phase 3 — Vineyard
Ice-wine trial blocks
Plant early once pads allow.
Phase 4 — Distillery
Bourbon House + Zone B still annex
Bourbon House remodel (existing house: tasting/retail/barrel display + farm office) + Zone B still annex. Stills are not inside the wood-frame house.
Phase 5 — Lodging + sacred landscape
Remaining yurts/cabins, chapels, Stations trails
Owner personal high-pad house on personal timing.
